Standard Inspection

Our Standard Inspection is performed in accordance with the standards of practice and code of ethics of The American Society of Home Inspectors (a copy of which is available on request or at www.ashi.org), and in a manner consistent with the level of care and skill that is ordinarily exercised by members of the profession practicing under similar conditions at the time the services are performed.

We adhere to the highest legal and ethical standards and provide you with an unbiased assessment of the condition of the property.

A quality building inspection by a licensed, Professional Engineer or Registered Architect, well-versed in the structural and mechanical components of all types of buildings, helps you make better decisions. It may save you money and spare you from expensive surprises.

While the Standard Inspection includes evaluation of tough-to-see spaces like attics, basements, and crawlspaces, it is limited to visual evidence.

The scope of our on-site evaluation includes:

  • Building foundation
  • Framing
  • Structure settlement
  • Rot and insect activity
  • Structural integrity
  • Basement water problems
  • Moisture and condensation
  • Ventilation
  • Roof surface
  • Gutters and drainage
  • Siding and finishes
  • Windows and doors
  • Heating system
  • Central air conditioning equipment
  • Electrical service and wiring
  • Water and wastewater systems
  • Domestic hot water
  • Kitchens and baths
  • Interior components
  • General energy efficiency
  • Driveway/walkways
  • Retaining walls
  • Chimneys and fireplaces
  • Fire/safety hazards
  • Hazardous materials (visual scan)

Our Standard Inspection includes a detailed narrative report with summaries of the major systems and deficiencies (if any), a maintenance plan tailored to the property, and a photo log highlighting major components and a sampling of deficiencies.

You are encouraged to accompany the inspector at the inspection. We will share our observations and address your specific questions and concerns. When present, you are able to observe our inspection of all the major systems and gain an understanding of how they work together in the building. This is an opportunity to see what they see, including any defects, and to learn how the building functions.

We are available to address any questions that may arise pertaining to the property both before and after the purchase. We have built our reputation on providing our clients with the personalized attention that they deserve and very often need.
